Winter Garden Vineland Road Rezoning Request and Variance for a 21-unit Single-Family Subdivision

This is a community meeting to discuss a proposal to rezone the portion of the property with an underlying Low Density Residential (LDR) Future Land Use designation from R-CE (Country Estate District) to R-1A Restricted (Single-Family Dwelling District), with a variance to allow a minimum lot width of 65 feet in lieu of 75 feet, thereby establishing consistency between the Future Land Use and zoning designations and allowing for the development of a 21-unit single-family residential subdivision.

These properties are located in District 1 on Winter Garden Vineland Road; generally located west of Wintergarden Vineland Rd, and northeast of South Lake.

The community meeting is 6 p.m. Wednesday, August 26, 2026, in the Cafeteria at Castleview Elementary School, 9131 Taborfield Ave, Orlando, FL 32836

Next Steps:

1. Following the community meeting, the request will be scheduled for a Planning and Zoning Commission (PZC) Hearing, at which time a notice will be mailed to nearby property owners. The item will also appear on the PZC agenda which can be accessed through the County Calendar. The PZC meets typically every 3^rd Thursday of the month at 9:00 a.m. at 201 S. Rosalind Avenue, Downtown Orlando.
2. Due to renovations at the County Administration Building, the August 20, 2026 PZC meeting will be held at The Orange County Innovation Center, 7149 West Colonial Drive, Orlando, FL 32818.
3. Following the PZC hearing, the case will go to the Board of County Commissioners (BCC) in a Recommendation Book as a “consent item” for Board consideration. If the case is pulled from the Recommendation Book by a Commissioner or if the PZC decision is appealed, a separate public hearing before the BCC will be scheduled (typically 1 to 2 months after) and a notice will be mailed to nearby property owners.
