675 4th Street Rezoning Request for a Lot Split and a Single Family Home

This is a community meeting to discuss a proposal to rezone from R-T-2 (Combination Mobile Home and Single-Family Dwelling District) to A-2 (Farmland Rural District) in order to split the property into two lots and build an additional single-family house. If approved, the new lots will be 1.24 gross acres and 1.49 gross acres in size. The existing R-T-2 zoning district is not consistent with the property’s Rural Settlement 1/1 Future Land Use designation. Therefore the requested A-2 zoning is required for lot split approval. The A-2 zoning district is intended to be composed largely of land used for livestock and poultry production but permits single family residential uses.
The property is located in District 5 at 675 4th Street; generally located west of Belvedere Road, east of N. Country Road 13, north of Old Cheney Highway, and south of 1st Avenue.
The community meeting is 6 p.m. Thursday, August 6, 2026, in the Community Center at Bithlo Community Park, 18501 Washington Ave., Orlando, FL 32820.
Next Steps:
- Following the community meeting, the request will be scheduled for a Planning and Zoning Commission (PZC) Hearing, at which time a notice will be mailed to nearby property owners. The item will also appear on the PZC agenda which can be accessed through the County Calendar. The PZC meets typically every 3rd Thursday of the month at 9:00 a.m. at 201 S. Rosalind Avenue, Downtown Orlando.
- Due to renovations at the County Administration Building, the August 20, 2026 PZC meeting will be held at The Orange County Innovation Center, 7149 West Colonial Drive, Orlando, FL 32818.
- Following the PZC hearing, the case will go to the Board of County Commissioners (BCC) in a Recommendation Book as a “consent item” for Board consideration. If the case is pulled from the Recommendation Book by a Commissioner or if the PZC decision is appealed, a separate public hearing before the BCC will be scheduled (typically 1 to 2 months after) and a notice will be mailed to nearby property owners.
