526 and 538 Shepard Road Rezoning Request for 2 Mobile Homes

This is a community meeting to discuss a proposal to rezone from R-T-2 (Combination Mobile Home and Single-Family Dwelling District) to R-T-1 (Mobile Home Subdivision District) to develop 2 mobile homes. If this request is approved, one mobile home will be permitted on each property. The applicant is requesting to rezone because these properties do not meet the minimum lot area required for R-T-2 zoning.

The property is located in District 5 at 526 and 538 Shepard Road; generally located north of Mercury Road, east of Story Partin Road, west of S County Road 13, and south of E Colonial Drive.

The subject properties are within the Bithlo Rural Settlement.

The community meeting is 6 p.m. Thursday, January 22, 2026, in the Media Center at East River High School, 650 East River Falcons Way, Orlando, FL 32833

Next Steps:

1. Following the community meeting, the request will be scheduled for a Planning and Zoning Commission (PZC) Hearing, at which time a notice will be mailed to nearby property owners. The item will also appear on the PZC agenda which can be accessed through the County Calendar. The PZC meets typically every 3^rd Thursday of the month at 9:00 a.m. at 201 S. Rosalind Avenue, Downtown Orlando.
2. Following the PZC hearing, the case will go to the Board of County Commissioners (BCC) in a Recommendation Book as a “consent item” for Board consideration. If the case is pulled from the Recommendation Book by a Commissioner or if the PZC decision is appealed, a separate public hearing before the BCC will be scheduled (typically 1 to 2 months after) and a notice will be mailed to nearby property owners.
