1424 & 1426 29th Street Rezoning Request for Consistency with the Existing Neighborhood Activity Center Future Land Use

This is a community meeting to discuss a proposal to rezone two (2) properties from C-1 (Retail Commercial District) and R-1A (Single-Family Residential District) to NAC (Neighborhood Activity Center) for consistency with the NAC (Neighborhood Activity Center) Future Land Use Map designation. The NAC zoning district allows residential uses such as single-family homes, duplexes and townhomes as well as non-residential uses such as offices, auto repair, and retail. The current R-1A and C-1 zoning is not consistent with the NAC Future Land Use.
The property is located in District 6 at 1424 & 1426 29th Street; Generally located east of S Rio Grande Avenue, north of I-4, west of Hwy 17, south of W Michigan Street.
The community meeting is 6 p.m. Monday, May 18, 2026, in the Media Center at Catalina Elementary School, 12448 29th St., Orlando, FL 32805.
Next Steps:
- Following the community meeting, the request will be scheduled for a Planning and Zoning Commission (PZC) Hearing, at which time a notice will be mailed to nearby property owners. The item will also appear on the PZC agenda which can be accessed through the County Calendar. The PZC meets typically every 3rd Thursday of the month at 9:00 a.m. at 201 S. Rosalind Avenue, Downtown Orlando.
- Following the PZC hearing, the case will go to the Board of County Commissioners (BCC) in a Recommendation Book as a “consent item” for Board consideration. If the case is pulled from the Recommendation Book by a Commissioner or if the PZC decision is appealed, a separate public hearing before the BCC will be scheduled (typically 1 to 2 months after) and a notice will be mailed to nearby property owners.
