This is a community meeting to discuss a proposal to rezone from R-1A (Single-Family Dwelling Districts) to R-1 (Single-Family Dwelling Districts) which would allow for up to three detached single-family homes, pending lot split approval. The R-1A district allows for lots measuring 75 feet in width and 7,500 square feet in size. The R-1 district allows for lots 50 feet in width and 5,000 square feet in size.

The property is located in District 5 at 1203 Sasoon Avenue; generally located north of Beach Blvd, west of Truman Rd, south of Sunrise Blvd, and east of Sasoon Ave.

The community meeting is at 6 p.m. Tuesday, October 6, 2026, in the Media Center at Baldwin Park Elementary School, 1750 Common Way Road, Orlando, Florida 32814.



Next Steps:

  1. Following the community meeting, the request will be scheduled for a Planning and Zoning Commission (PZC) Hearing, at which time a notice will be mailed to nearby property owners. The item will also appear on the PZC agenda which can be accessed through the County Calendar. The PZC meets typically every 3rd Thursday of the month at 9:00 a.m. at 201 S. Rosalind Avenue, Downtown Orlando.
  2. Following the PZC hearing, the case will go to the Board of County Commissioners (BCC) in a Recommendation Book as a “consent item” for Board consideration. If the case is pulled from the Recommendation Book by a Commissioner or if the PZC decision is appealed, a separate public hearing before the BCC will be scheduled (typically 1 to 2 months after) and a notice will be mailed to nearby property owners.

    Thank you for your question. To clarify, the community meeting for this rezoning request is scheduled for October 6, 2026, in the Baldwin Park Elementary School Media Center (1750 Common Way Road, Orlando, Florida 32814) at 6pm. This meeting is informational and is intended to provide information about the request and process, as well as allow for community input and feedback. 

    This rezoning request is scheduled for the October Planning and Zoning Commission (PZC) public hearing which begins at 9am on October 15, 2026, and is located at the Orange County Administration Building (201 S Rosalind Ave, Orlando, FL 32801). This is where the PZC will recommend approval or denial of the rezoning request. 

    Two notices were mailed out, one for the community meeting, and one for the PZC public hearing.
