This is a community meeting related to a proposed Community Residential Home in District 2. The applicant is requesting three variances as follows:

  • To allow a Community Residential Home within 360 feet of another Community Residential Home in lieu of 1,000 feet
  • To allow a Community Residential Home within 450 feet of another Community Residential Home in lieu of 1,000 feet
  • To allow a Community Residential Home within 740 feet of another Community Residential Home in lieu of 1,000 feet.

The property is located on Groveline Drive in Orlando. The meeting is scheduled for 6 p.m. Tuesday, Aug. 19, 2025, at Wekiva High School, 2501 N. Hiawassee Rd., Apopka, FL 32703

What is a Community Residential Home? A community residential home is a house or facility in Florida that’s licensed by the state to provide a shared living environment for 7 to 14 people who aren’t related to each other, but live together like a family.

Next Steps:

  1. Following the community meeting, the request will be scheduled for a Board of Zoning Adjustment (BZA) Hearing, at which time a notice will be mailed to nearby property owners. The item will also appear on the BZA agenda which can be accessed through the County Calendar. The BZA meets typically every 1st Thursday of the month at 9:00 a.m. at 201 S. Rosalind Avenue, Downtown Orlando.
  2. Following the BZA hearing, the case will go to the Board of County Commissioners (BCC) in a Recommendation Book as a “consent item” for Board consideration. If the case is pulled from the Recommendation Book by a Commissioner or if the BZA decision is appealed, a separate public hearing before the BCC will be scheduled (typically 1 to 2 months after) and a notice will be mailed to nearby property owners
