7625 W. Sand Lake Road Land Use Plan and Rezoning Request to PD for Retail Commercial Development

This is a community meeting to discuss a proposed Land Use Plan (LUP) and rezoning request to Planned Development (PD). The request is to rezone 1.62 acres from C-1 (Retail Commercial) to PD (Planned Development) with a proposed development program of up to 52,000 square feet of retail commercial uses, a parking garage, and related site improvements. This is consistent with the existing Commercial Future Land Use Map (FLUM) designation of the property.
The applicant is also requesting eight waivers from Orange County Code to adjust the commercial development standards. These waivers would allow more of the site to be used for buildings and parking, allow buildings to be closer to property lines, allow a taller parking structure, and reduce some open space and landscaping requirements. The waivers are requested to support compact commercial development with shops, restaurants, parking, sidewalks, landscaping, and outdoor seating areas.
The property is in District 1 at 7625 West Sand Lake Road; generally located north of West Sand Lake Road, west of Dr. Phillips Boulevard.
The community meeting is being held on Tuesday, July 21, 2026, at 6 p.m. in the Cafeteria at Dr. Phillips Elementary School, 6909 Dr. Phillips Boulevard, Orlando, Florida 32819
