This is a community meeting to discuss a proposal to amend the Future Land Use Map designation from Low Density Residential (LDR) to Medium Density Residential (MDR) to establish consistency with the existing R-3 (Multiple-Family Residential) zoning and enable the development of two (2) duplex buildings or two (2) quadplex building, resulting in a total of four (4) to eight (8) dwelling units.

The property is located in District 6 at 1816 Duskin Ave; Generally located at the southwest corner of Duskin Avenue and Marlo Avenue, to the north of Blossom Terrace, and to the east of South Tampa Avenue.

The community meeting is 6 p.m. Wednesday, February 18, 2026, in the Media Center at Palmetto Elementary School, 2015 Duskin Ave., Orlando, FL 328239.



Next Steps:

  1. Following the community meeting, the request will be scheduled for a Planning and Zoning Commission (PZC) Hearing, at which time a notice will be mailed to nearby property owners. The item will also appear on the PZC agenda which can be accessed through the County Calendar. The PZC meets typically every 3rd Thursday of the month at 9:00 a.m. at 201 S. Rosalind Avenue, Downtown Orlando.
  2. Following the PZC hearing, the case will go to the Board of County Commissioners (BCC) as a public hearing, at which time a notice will be mailed to nearby property owners.
