1600 Columbia Street Rezoning and Future Land Use Map Amendment for Commercial Uses

This is a community meeting to discuss a proposal to amend the Future Land Use Map (FLUM) designation from Low Medium Density Residential (LMDR) to Commercial (C). The proposed Future Land Use Map Amendment is associated with a concurrent rezoning application to change the zoning of the site from C-3 (Wholesale Commercial District) to C-2 Restricted (General Commercial District) to allow for the development of the site for C-2 uses.
The property is located in District 6 at 1600 Columbia Street; generally located south of Columbia Street, west of S Rio Grande Avenue, and north of Grand Street.
The community meeting is 6 p.m. Monday, March 2, 2026, in the Media Center at Memorial Middle School, 2220 W 29th Street, Orlando, FL 32805
Next Steps:
- Following the community meeting, the request will be scheduled for a Planning and Zoning Commission (PZC) Hearing, at which time a notice will be mailed to nearby property owners. The item will also appear on the PZC agenda which can be accessed through the County Calendar. The PZC meets typically every 3rd Thursday of the month at 9:00 a.m. at 201 S. Rosalind Avenue, Downtown Orlando.
- Following the PZC hearing, the case will go to the Board of County Commissioners (BCC) as a public hearing, at which time a notice will be mailed to nearby property owners.
