Case #: SS-26-03-040 & RZ-25-11-274
This is a community meeting to discuss a proposal to amend the Future Land Use Map (FLUM) designation from Commercial (C) to High Density Residential (HDR). This request is associated with a concurrent rezoning application (LUP-25-11-274) to rezone from C-1 (Retail Commercial District) to PD (Planned Development District) (The Lofts at Holden Heights PD/LUP) to allow for the development of a 72-unit attainable multi-family community.

The property is located in District 6 at 1342 30th St.; Generally located on the south side of 30th St., east of S. Nashville Ave., west of S. Orange Blossom Trl., and north of SR 400.

The community meeting is 6 p.m. Wednesday, March 25, 2026, in the Media Center at Memorial Middle School, 2220 W. 29th Street, Orlando, FL 32805.

Next Steps:

  1. Following the community meeting, the request will be scheduled for a Planning and Zoning Commission (PZC) Hearing, at which time a notice will be mailed to nearby property owners. The item will also appear on the PZC agenda which can be accessed through the County Calendar. The PZC meets typically every 3rd Thursday of the month at 9:00 a.m. at 201 S. Rosalind Avenue, Downtown Orlando.
  2. Following the PZC hearing, the case will go to the Board of County Commissioners (BCC) as a public hearing, at which time a notice will be mailed to nearby property owners.
