Case #: RZ-26-07-054

This is a community meeting to discuss a proposal to rezone from R-CE (Country Estate District) to R-1 (Single-Family Dwelling District) to establish consistency with its existing Low Density Residential (LDR) Future Land Use (FLU) and allow for fifteen (15) single-family dwelling unit development. The R-1 zoning allows for single-family detached homes on lots measuring a minimum of 50 feet in width and 5,000 square feet in size. Regardless of zoning, any subdivision with the LDR FLU has its density limited to 4 dwelling units per 1 acre overall.

The property is located in District 5 at 11156 and 11204 Lokanotosa Trail; generally located east of Rouse Road and west of Hickory Oak Boulevard.

The community meeting is 6 p.m. Thursday, August 13, 2026, in the Media Center at Riverdale Elementary School, 11301 Lokanotosa Trail, Orlando, FL 32817.

Next Steps:

  1. Following the community meeting, the request will be scheduled for a Planning and Zoning Commission (PZC) Hearing, at which time a notice will be mailed to nearby property owners. The item will also appear on the PZC agenda which can be accessed through the County Calendar. The PZC meets typically every 3rd Thursday of the month at 9:00 a.m. at 201 S. Rosalind Avenue, Downtown Orlando.
  2. Due to renovations at the County Administration Building, the August 20, 2026 PZC meeting will be held at The Orange County Innovation Center, 7149 West Colonial Drive, Orlando, FL 32818.
  3. Following the PZC hearing, the case will go to the Board of County Commissioners (BCC) in a Recommendation Book as a “consent item” for Board consideration. If the case is pulled from the Recommendation Book by a Commissioner or if the PZC decision is appealed, a separate public hearing before the BCC will be scheduled (typically 1 to 2 months after) and a notice will be mailed to nearby property owners.
